Social HomeBuy will provide new home ownership opportunities for existing social tenants (those tenants currently renting from a Local Authority or a Housing Association) who either don’t have or can’t afford the Right to Buy or Right to Acquire.
Basically a social tenant will be able to purchase a share in their current property and also benefit from a discount on the property’s value. It can certainly be viewed as a half way house between Right to Buy and Shared Ownership. A minimum initial purchase share of 25% applies and a nominal market rent will be charged on the share held by the Local Authority or Housing Association.
A select number of Housing Associations are assisting the Programme from its launch in April 2006 and we have been asked to support it to ensure interested applicants get clear information on their best mortgage options.
